These Terms & Conditions govern use of BachmeierPM.com and the SMS messaging program operated by Bachmeier Property Management LLC, doing business as BPM (“BPM,” “we,” “us,” or “our”). By using the website, you agree to these terms. Property-management, maintenance, remodeling, rental, and other services may be governed by separate written agreements, leases, applications, or provider terms. If those documents conflict with these website terms, the applicable separate agreement controls.

Website information. Website content is provided for general informational purposes and may be updated without notice. Nothing on this website constitutes legal, tax, investment, or financial advice. Rental availability, pricing, qualifications, and service details may change and are subject to applicable documents and law.

SMS program identity and purpose. The BPM Property Management Inquiry SMS Program is provided by Bachmeier Property Management LLC, doing business as BPM. With your optional consent, we may send non-marketing text messages about a property-management inquiry you submitted, requested service information, scheduling, customer-care follow-up, or an ongoing conversation with our team. We do not send marketing text messages through this program unless you provide separate express consent.

Consent. SMS consent is optional and is not a condition of purchasing services. You may still submit an inquiry and communicate with BPM by email or telephone without agreeing to text messages.

Message frequency and charges. Message frequency varies based on your inquiry and conversation with our team. Message and data rates may apply. Your wireless carrier’s message and data charges are your responsibility.

Opt out. You can cancel the SMS service at any time by texting STOP to the BPM messaging number from which you received the message. After you send STOP, we will send a confirmation and will no longer send SMS messages to that number unless you opt in again.

Carrier disclaimer. Wireless carriers are not liable for delayed or undelivered messages. Delivery is subject to carrier availability and network conditions.

Privacy. Our collection and use of information, including mobile information and SMS consent records, is described in our Privacy Policy: https://bachmeierpm.com/privacy-policy. Mobile opt-in information and consent will not be shared with third parties or affiliates for marketing or promotional purposes.

Acceptable use. You may not misuse the website, attempt unauthorized access, interfere with its operation, submit unlawful or fraudulent information, or infringe the rights of others.

Third-party services. The website may link to or embed services operated by AppFolio, GoHighLevel/LeadConnector, payment processors, or other providers. Those services may have separate terms and privacy policies.

Disclaimer and limitation. We make reasonable efforts to keep the website accurate and available but do not guarantee uninterrupted access or that all content is complete or current. To the extent permitted by law, BPM is not liable for indirect or consequential losses arising solely from use of this website.

Governing law. These terms are governed by Oregon law, without limiting any rights or remedies that cannot legally be waived.

Changes. We may update these terms by posting a revised version and new “Last updated” date. Continued use of the website after an update constitutes acceptance of the revised terms.
